REAL ESTATE TAXES, 2026 Real Estate taxes have been paid by the seller. The buyers will be responsible for 2027 Real Estate taxes.
TERMS; The successful bidders will be required to present the following earnest monies. Parcel #1 $10,000. Parcel #2 $10,000. Parcel #3 $20,000. Parcel #4 $15,000. Parcel #5 $15,000. Down the day of the auction, as nonrefundable earnest money, which will be held in Atypical Title Inc Trust Account.
All 5 parcel of Real Estate are sold with a 2% Buyers Premium, which is added to the final bid. The balance is due & payable in full to the seller on or before the day of closing October 15, 2026. At which time the buyer will receive a clear and marketable title & possession will be once the 2026 crop is removed.
All Real Estate is being sold AS-IS condition with no warranties or guarantees expressed or implied by the seller or any of their agents. Real Estate sells with absolutely NO contingencies whatsoever. Sellers will not remove any residue or debris from any parcel and will become the responsibility of the new buyer.
