TERMS; The successful bidder will be required to present $50,000.00 earnest monies down the day of the auction, as Nonrefundable earnest money, which will be held in Gorman & Lodermeier Law Firm trust account.

REAL ESTATE; Is being sold with a 2% Buyers Premium, which will be added to the final bid. The balance is due & payable in full to the seller on or before the day of closing November 5, 2025. At which time the buyer will receive a clear & marketable title.

POSSESSION; Buyer will take possession of land once the renter has crop removed
