TERMS; The successful bidders will be required to present the following earnest monies, Tract #1 $50,000. Tract #2 $35,000. Tract #3 $7,500. Tract #4 $50,000. down the day of auction, as Nonrefundable earnest money, which will be held in Wagner-Oehler LTD Law Office Trust Account. All 4 Tracts of Real Estate are sold with a 2% Buyers Premium, which is added to the final bid. The balance is due & payable in full to the seller on or before the day of closing May 9th 2025. At which time the buyer will receive a clear and marketable title & possession. All Real Estate is being sold AS-IS condition with no warranties or guarantees expressed or implied by the seller or any of their agents. Real Estate sells with absolutely NO Contingencies whatsoever. Sellers will not remove any residue or debris from any tracts and will become the responsibility of the new buyer.
